What is the BnBIndex?
The BnBIndex (Bed and Breakfast Index) is BnBDetector's proprietary scoring system that quantifies how heavily a building or area is affected by short-term rental activity. It is expressed as a number from 0 to 100, where a lower score means a quieter, more residential environment and a higher score indicates significant short-term rental presence.
The score is broken into three intuitive bands:
- 0–30 (Green): The building is mostly quiet and residential. Short-term rental activity is minimal or non-existent. This is the ideal range for long-term tenants and families.
- 31–70 (Orange): The building has a mixed community — some long-term residents alongside a noticeable number of short-term rental units. You may experience occasional noise or higher foot traffic, but it is not dominated by tourists.
- 71–100 (Red): The building has high short-term rental activity. Expect frequent guest turnover, noise, crowded elevators, and a transient atmosphere. This range is a strong signal to look elsewhere if you want a peaceful home.
The BnBIndex is calculated using a combination of real-time data analysis, platform scanning, and crowdsourced insights. It is updated regularly to reflect the current state of a building, since short-term rental activity can fluctuate over time. We always recommend checking the latest data before making a decision.
